Real Estate

In the United States , we own approximately 120,450 square feet of building area comprised of four live theater buildings along with approximately 20,000 square feet of parking. We also own the fee interest underlying our Cinemas 1, 2 & 3 property in Manhattan , and a 25% interest in Place 57, located at 205-207 E. 57 th Street , New York , New York . Also included in our domestic real estate portfolio is approximately 317.6 acres of land, most of which is located in rural areas of Delaware and Pennsylvania , and is only of speculative value.

In Australia , we own approximately 2,436,990 square feet, or approximately 55.9 acres, of undeveloped land at 4 locations. Substantially all of this land is located in the greater metropolitan areas of Brisbane, Melbourne, and Sydney, including our 50-acre Burwood site in suburban Melbourne . We also own 379,987 square feet of developed building area and 339,806 square feet of parking area in Australia.

In New Zealand , we own a 37,674 square foot piece of undeveloped land in Wellington . We also have developed building area totaling 228,905, and a 244,728 square foot carpark.

We are engaged throughout Australia and New Zealand in the development of Entertainment-themed Retail Centers (“ETRC's”) that typically consist of a multiplex cinema, complementary restaurant and retail facilities, and convenient parking on land that we own or control. In December 1999, we opened the cinema portion of our first ETRC in Australia . Located in Perth , that ETRC includes a 10-screen cinema and approximately 18,772 square feet of restaurant and retail space. We opened the multiplex cinema component of our second ETRC in September 2000. That ETRC, located in the Sydney suburb of Auburn , near the site of the Sydney Olympic Village, includes a 10-screen cinema, approximately 57,016 square feet of retail space and approximately 287,730 square feet of subterranean parking. We also own a parcel of land held for development contiguous to the Auburn ETRC of 93,323 square feet, which we intend to eventually integrate into that ETRC.

In March 2002, we opened our ETRC in Wellington, New Zealand, comprised of a 10-screen cinema, approximately 37,588 square feet of restaurant and retail space and 1,086 parking spaces located in an adjacent 244,728 square-foot nine-level parking garage. The entire site includes approximately 189,563 square feet of land, comprised of our ETRC, our parking garage and a 37,674 square-foot lot currently used as an open air car dealer showroom. We anticipate that this tract of land will be used for Phase II of our ETRC, to consist of approximately 150,000 square feet of retail space and a multi-screen art and specialty cinema.

In addition to our ETRC's in Perth , Auburn and Wellington , we own a 124,754 square-foot property in Moonee Ponds, a suburb of Melbourne . That project is currently in the land use planning stage.

We also own a 190,887 square-foot site in Newmarket , a suburb of Brisbane , which we originally purchased as a possible ETRC site. We have constructed a 100,373 square foot shopping center on the site, which opened on November 28, 2005. Plans for a 6-screen cinema as part of the project are currently being considered by the applicable governmental authorities.

Our 50-acre site in Burwood, a suburb of Melbourne , is currently in the master planning process having been designated last year as a “major activity center” by the Victoria State Government. Major activity center designation gives property owners and local governmental authorities considerable flexibility with respect to the scope and extent of the potential uses of properties receiving such designation. We regard this designation as a very positive development, and believe our development options with respect to the property have been significantly enhanced.
